By statute, the landlord, unless it opted out or delegated by contract, has the duty to maintain the home in livable condition. This duty does not mean that the landlord is financially liable for the repair or maintenance. In fact, if the damage was caused by the tenant's action or inaction the cost and maintenance duty are the tenant's. Due Care:When you exercise your duty to maintain the property, you must act with due care, including hiring competent workers, collecting license, insurance and tax id information and supervising the work. You may hire whomever you like to perform the work. And you can schedule it according to your schedule, if that is reasonable. If you do not want to schedule or supervise the work, you may fill out a maintenance request form (link), and request that Denver Property Management schedule and oversee the work at your expense. This will add a 25% surcharge to the cost of the repair to the tenant. To ensure that competent and relatively inexpensive contractors are used, we have provided the following list of contractors which have agreed to do work for Denver Property Management. These contractors will bill Denver Property Management and Denver Property Management then bills your online "tenant rent account" for the job as a maintenance line item. In some cases you can pay these bills with a credit card. |
