But the most important thing you need to pay attention to is the agreement you sign with the property management company. You will need to make sure that it is explicitly spelled out which responsibilities are theirs and which are yours. For instance, who will handle evictions? Some landlords like to handle those themselves, but if not, you must tell them you want the company to handle it.

Once you sign the agreement, you will want to make sure that the property management company keeps you appraised of any issues that are occurring on your properties. Have there been any complaints reported? Are there any pending repairs? When it comes to repairs you need to make sure that any private contractors they hire are reputable and reliable.
